Investors secure more than 25% net return from luxury waterfront asset

DUBAISmartCrowd has completed a record-breaking Dh24 million sale of a three-bedroom Canal Cove villa on Dubai’s Palm Jumeirah, setting a new high for the prestigious waterfront enclave.

The Proptech firm acquired the property for Dh11.3 million just over a year earlier and executed a renovation-led flip that outperformed expectations in one of the city’s most competitive luxury markets. The deal was sealed before refurbishment works were fully completed, underlining strong buyer confidence in Palm Jumeirah’s premium segment.

The transaction surpassed the previous Canal Cove record of Dh18.5 million by around 30%, marking a major milestone for SmartCrowd’s data-driven investment model. Investors in the project secured more than 25% net return on investment, reflecting the strength of both the underlying asset and the firm’s execution strategy.

Record sale

The Palm Jumeirah exit represents the highest recorded price for a Canal Cove villa to date. By achieving Dh24 million in a short time frame, SmartCrowd demonstrated how targeted renovations and market analytics can unlock substantial value in prime Dubai real estate. The company said the early sale, completed before all renovation work had finished, highlighted sustained demand from high-net-worth buyers for turnkey luxury homes in iconic locations.

Riz Ahmed, chief executive of SmartCrowd, said the result showed how data-led decision-making and disciplined execution can consistently outperform projections in premium property segments.

Strong returns

The villa was held for 13 months, a relatively short period for a luxury flip of this scale. SmartCrowd’s investors benefited from both capital appreciation and the uplift created through refurbishment, pushing returns well above initial forecasts. The Dh24 million exit price exceeded the firm’s projected figure by 30%, reinforcing confidence in its Flip strategy.

Across its portfolio, SmartCrowd has generated more than Dh220 million in sales proceeds from over 60 successful property exits, building a growing track record of market-leading returns.

The deal comes amid continued momentum in Dubai’s prime residential sector. Market reports from 2025 showed double-digit growth in luxury housing, with high-value transactions and international investor participation reaching record levels. Dubai Land Department initiatives aimed at improving transparency and streamlining transactions have further strengthened the emirate’s appeal to global capital.
